How we handle information from this website, and how we protect borrower information in the loan files we process.
This Privacy Policy explains how Advantage Mortgage Processing ("Advantage," "we," "us," or "our") handles information in connection with this website. Advantage Mortgage Processing is the business of Jessica Skinner, a licensed mortgage loan processor providing contract loan-processing services to licensed mortgage brokers and lenders in Colorado and Florida.
This policy applies to this website. Borrower information contained in loan files we process on behalf of a client is covered separately in Section 5 below, and is also governed by our written agreement with the broker or lender who engaged us.
If you fill out the contact form on this site, we collect what you choose to enter:
If you call or text the number on this site, we will have your phone number and whatever you tell us.
Our hosting provider automatically logs basic technical information for security and reliability, such as IP address, browser type, the pages requested, and the date and time of the request. This is standard server logging and is not used to build a profile of you.
We also keep our own basic count of page views. That count does not use cookies, does not store anything in your browser, and does not retain your IP address.
This website uses Google Analytics to understand how visitors find and use the site, so we can improve it. Google Analytics sets cookies and collects information such as the pages you view, roughly where you are located, and how you arrived at the site. We have configured it not to receive your name, email address, or phone number. Information collected by Google Analytics is subject to Google's privacy policy. You can opt out of Google Analytics across all websites using Google's opt-out browser add-on.
When we run advertising campaigns, this website may also load a Meta (Facebook and Instagram) advertising pixel and Microsoft Clarity. The Meta pixel lets us measure whether an ad led to an inquiry and may allow Meta to show our ads to you on its platforms; it is subject to Meta's privacy policy. Microsoft Clarity records anonymized interaction data such as clicks and scrolling so we can see which parts of the page are confusing, and is subject to Microsoft's privacy statement.
None of these tools ever receive information from a borrower loan file. They apply only to this public marketing website. See Section 5 for how loan file information is handled.
This site loads fonts from Google Fonts, which means your browser makes a request to Google's servers to retrieve those font files. That request is subject to Google's own privacy practices.
Most browsers let you block or delete cookies through their settings. Blocking analytics cookies will not affect your ability to use this website or to contact us.
We do not use the information you send through this website to market unrelated products, and we do not add you to a marketing list without your agreement.
In the course of processing a loan file, we handle nonpublic personal information about borrowers, which can include identification, income, employment, asset, credit, and property information.
We receive that information as a service provider to the licensed mortgage broker or lender who engaged us. We use borrower information only to perform the processing work that client has asked us to perform. We do not use borrower information for our own marketing, we do not sell it, and we do not disclose it except to the client who engaged us, to the parties in that transaction who need it to close the loan (such as the lender, underwriter, title company, appraiser, or settlement agent), or where required by law.
We maintain administrative, technical, and physical safeguards designed to protect the borrower information in our care, consistent with the requirements that apply to the financial institutions we work for.
We do not sell or rent your personal information. We share information only as follows:
We keep website inquiries for as long as needed to respond to you and to maintain a reasonable record of our business communications. We keep loan file information for as long as required by our agreement with the client who engaged us and by applicable federal and state record-retention rules, and then we dispose of it securely.
This website is served over an encrypted connection (HTTPS). We use reasonable administrative, technical, and physical measures to protect information in our care. No method of transmission or storage is completely secure, however, which is why we ask you not to send sensitive borrower documents through the website form.
You may ask us to stop contacting you at any time and we will honor that request. Depending on where you live, you may also have the right to request access to the personal information we hold about you, to request that we correct or delete it, and to be free from discrimination for exercising those rights. Residents of Colorado, California, and certain other states have these rights under state privacy law.
To make a request, contact us using the information in Section 13. We may need to verify your identity before we act on a request. Note that information we process on behalf of a mortgage broker or lender is that client's information to control; if your request concerns a loan file, we will refer you to the broker or lender who originated it.
Some information about consumers handled by financial institutions is regulated under the Gramm-Leach-Bliley Act rather than state consumer privacy laws, and rights may differ accordingly.
There is no accepted industry standard for how websites should respond to a browser "Do Not Track" signal, so this website does not respond to those signals. The analytics and advertising tools described in Section 3 can be limited using your browser's cookie settings or the opt-out links provided there.
We do not sell your personal information, and we do not share it for cross-context behavioral advertising in exchange for payment.
This website is directed to mortgage professionals and is not intended for children under 16. We do not knowingly collect information from children.
We may update this policy. When we do, we will change the "Last updated" date at the top of this page. Material changes will be reflected here before they take effect.
